Hard money loans have higher interest rates than many other loan types, so you will need to have a quick payment strategy in place to avoid large interest fees. We normally will require you to exit from our loans within twelve (12) months.
We also have a NON-SECURED general loan funding program for loans between $10,000 – $400,000.00; that can be used for any use. We generally use these loans for our Expatriate (Expat) to purchase properties abroad. More importantly, the loans can be used for anything you want. - Credit Score 660 or above
- Not more than 6 Hard Credit Inquires within the 6 Months
- No new credit accounts opened within the last 6 Months
- No Bankruptcy within the last two years
- Minimum Income of $27,000
- Must be a U.S. Citizen

Another short-term commercial real estate loan option is a commercial bridge loan. A bridge loan gives you the leverage you need to make updates or purchase real estate quickly. This allows you to find the time you need to secure a more long-term, low-interest solution.
A traditional commercial mortgage is a strong option if you have a great credit score. This long-term option provides reasonable payments between five and 20 years, so you can take your time and pay off the reasonable interest rates as you earn the capital.
An SBA 504 loan is designed specifically for small business owners who need commercial real estate. If you don’t have a strong financial history or credit score, consider using a 504 to secure up to $5,000,000 for your real estate needs. An SBA 7(a) is a more specialized small business loan for refinancing and purchasing an owner-occupied property.
